1. Who we are

housedata.uk is a property data aggregation service operated from the United Kingdom. For the purposes of the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018, we are the data controller. You can contact us at hello@housedata.uk.

2. What you agree to

By creating an account or using our services you agree to these terms. housedata.uk aggregates publicly available property data from official registries and presents it in a single dashboard. The information we provide is not financial, legal, or surveying advice. Always consult a qualified professional before making property decisions.

3. Account & registration

To save properties, receive alerts, or generate reports you must register with a valid email address and a strong password (minimum 10 characters including upper-case, lower-case, number, and special character). You are responsible for keeping your credentials secure. One account per person.

4. Acceptable use

You may use housedata.uk for personal and professional property research. You may not:

• Scrape, crawl, or programmatically access the site without written permission
• Resell or redistribute data obtained from the service without permission
• Attempt to access other users' accounts or data
• Use the service for any unlawful purpose

5. Data we collect

We collect only what is necessary to provide the service:

• Registration: email address and password (stored as a bcrypt hash — we never store your plain-text password)
• Saved properties: addresses, postcodes, UPRNs, and documents you upload
• Email subscribers: email address, name (optional), postcode (optional), and UTM parameters for measuring which channels work
• Usage analytics: page paths, referrer, and user agent. IP addresses are hashed with a daily-rotating salt using SHA-256 — we never store raw IP addresses
• Cookies: one HTTP-only session cookie (housedata_session, 30-day expiry) and a theme preference stored in localStorage
• Analytics: Microsoft Clarity for anonymous session recordings and heatmaps
• Payments: processed entirely by Stripe. We store only your Stripe customer ID — we never see or store card details

6. Legal basis for processing

• Contract performance (GDPR Art. 6(1)(b)) — providing your account, saved properties, reports, and alerts
• Legitimate interest (GDPR Art. 6(1)(f)) — usage analytics to improve the service, security monitoring
• Consent (GDPR Art. 6(1)(a)) — marketing emails (double opt-in, one-click unsubscribe)

7. Data sharing

We do not sell, rent, or trade your personal data. We share data only with processors who help us run the service:

• Stripe — payment processing (PCI DSS compliant)
• SMTP provider — transactional and marketing email delivery
• Microsoft Clarity — anonymous session analytics

All processors operate under data processing agreements. No data is transferred outside the UK/EEA without adequate safeguards.

8. Your rights

Under GDPR Articles 15–22 you have the right to:

• Access — request a copy of the personal data we hold about you
• Rectification — correct inaccurate data
• Erasure — request deletion of your account and data (“right to be forgotten”)
• Data portability — receive your data in a machine-readable format
• Object — object to processing based on legitimate interest
• Withdraw consent — unsubscribe from marketing emails at any time via the one-click link in every email

To exercise any of these rights, email hello@housedata.uk. We will respond within 30 days. You also have the right to lodge a complaint with the Information Commissioner's Office (ICO) at ico.org.uk.

9. Data retention

• Accounts: retained until you request deletion
• Sessions: expire and are removed after 30 days
• Analytics: IP hashes rotate daily and cannot be linked across days
• Subscriber data: retained until you unsubscribe; unsubscribed records are kept for suppression purposes only
• Documents: retained while your account is active; deleted on account deletion

10. Cookies

We use a minimal set of cookies:

• Session cookie (housedata_session) — HTTP-only, secure, 30-day expiry. Required for authentication.
• Theme preference — stored in localStorage (not a cookie). Remembers your light/dark choice.
• Microsoft Clarity — sets cookies to record anonymous session replays and heatmaps. No personally identifiable information is collected.

11. Intellectual property

Property data is sourced from official registries under their respective licences (Open Government Licence, HM Land Registry, Environment Agency, Ofcom). The housedata.uk brand, design, and user interface are proprietary. You may not copy or redistribute them without written permission.

12. Limitation of liability

Data is provided “as is” from official sources. We make reasonable efforts to keep it accurate and up to date, but we give no warranties as to completeness or fitness for any particular purpose. housedata.uk is not a substitute for professional property, legal, or financial advice. Our total liability to you shall not exceed the amount you have paid us in the 12 months preceding the claim.

13. Changes to these terms

We may update these terms from time to time. Material changes will be communicated via email to registered users. Continued use of the service after changes constitutes acceptance of the updated terms.

14. Governing law

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
